SCHÖNEFELDER HÖFE, LEIPZIG
At the Schönefelder Höfe site in Leipzig, our office was tasked by VONOVIA with conducting a feasibility study for district development, focusing on converting attic spaces into new residential units and exploring the addition of courtyard-facing elevators.
The study reviewed attic areas in buildings located at Baunackstraße 2/4/6, Ploßstraße 18-28, Ploßstraße 11-23, Heinrich-Schmidt-Straße 1/3/5/7, and Emil-Schubert-Straße 2-16, and developed sample floor plans for Baunackstraße 4 and Ploßstraße 18.
The design proposals emphasized creating family-sized apartments with around four rooms, maximizing natural light and ventilation through roof windows and dormers, ensuring a secondary escape route via street-facing windows or dormers, and avoiding invasive changes to the roof structure to prevent structural issues. Additionally, the existing shafts in the standard floors would be used for piping and cabling, and courtyard-facing roof loggias were included to enhance living comfort.
From a construction and structural perspective, adding elevators to the courtyards at the stairwells was found to be feasible.
