OFFICE AND COMMERCIAL BUILDING BEHRENSUFER, BERLIN
The commissioned concept development includes a multi-story office and commercial building at Behrensufer in Berlin. The study focused on aspects such as building height, facade structures, and flexible floor plan solutions across a total net area of over 38,000 square meters.
Various facade structures highlight the complex’s multifaceted nature. Solid-looking building volumes with brick facades are combined with lighter glass facades, giving the structure a floating appearance. The west building is deliberately separated from the rest of the facade but incorporates some stylistic elements to create a cohesive design.
The ground floor primarily features retailers, local suppliers, and discount stores. The 1st to 6th floors offer flexible office layouts, with the 1st floor featuring spaces for a café and restaurant, which invite visitors to linger and contribute to the building’s identity.
On a gross floor area of approximately 43,000 square meters, the plan includes over 6,600 square meters of retail space, nearly 23,000 square meters of office space, and a daycare center with over 1,600 square meters of outdoor space.
