CONSTRUCTION OF A MULTIFAMILY HOUSE ON KOHLWEG, LEIPZIG

At the corner of Kohlweg and Heinrich-Schmidt-Straße in Leipzig, Schönefeld, Vonovia has commissioned the construction of a multifamily house with integrated senior apartments, filling a gap in a heritage-protected perimeter block development.

The building incorporates the raised ground floor in the base level and continues the brickwork structure all around. The facade features an external thermal insulation composite system (ETICS) and light exterior plaster. Characteristic elements include the cantilevered L-shaped balconies. The windows are designed with operable sashes, fixed glazing, and transom windows.

The new building includes a raised ground floor, three full stories, and an attic. The roofscape aligns with the adjacent existing buildings, featuring a gabled roof and beaver-tail tile covering. The infill will complete the historical overall appearance.

A total of 40 residential units will be created as one- and two-room apartments, primarily suitable for seniors. The four apartments on the raised ground floor are completely barrier-free, specifically designed for residents with mobility impairments. The remaining 36 apartments on the standard floors and in the attic are designed to be senior-friendly, with ample maneuvering space for users of walkers. Each staircase has an elevator servicing all floors. The historically present row of shops on Heinrich-Schmidt-Straße will be functionally and aesthetically integrated into the facade design, creating a commercial unit intended for a social organization for senior living.

At the rear, there is a community room for recreational activities, available not only to the new building’s residents but also to the block’s other residents. Parking spaces are arranged in the courtyard, accessible via a passage from Kohlweg.
